Air Duct Cleaning FAQ — Houston, TX

Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

Do Houston homes really need duct cleaning on a schedule?

No. A schedule sells jobs; conditions decide the job. Most Houston houses land somewhere in the three-to-seven year range. The reason is our cooling season, which runs eight or nine months with dew points in the 70s from May through September. That means your blower pushes humid air through attic ductwork most of the year, so dust settles heavier and sticks longer than it does in dry climates. If you've just finished a remodel, bought the house, had rodents in the attic, or you're seeing dust feather out of the supply registers, those are the real triggers.

What does a full duct cleaning look like from the time you arrive?

We start in the attic, since slab-on-grade construction puts nearly every duct run up there in Houston rather than in a crawlspace. The tech pulls registers, inspects the trunk and branch runs, and checks the plenum and coil for buildup. Then we hook a negative-air vacuum to the main trunk and work each run with rotating brushes and compressed air whips so debris travels toward the vacuum instead of into your living room. Registers get washed, the blower compartment gets cleaned, access points get sealed, and we walk you through before-and-after photos from inside the ducts.

How much of my day does this take?

Plan on three to five hours for a typical single-system house. A 1950s ranch with one system and ten or twelve registers runs on the short end. A 1990s two-story tract home with two systems and long attic runs takes most of a day, and we usually send two techs. Flex duct that's sagging or crushed slows things down. We'd rather tell you about it than brush around it.

Why does the number come out different from house to house?

Register count is the biggest driver, followed by how many air handlers you have. Attic access matters a lot here: a 1920s bungalow inside the Loop with a tight scuttle hole and low rafters is slower work than a 1970s split-level with a pull-down stair and decking. Condition counts too, since ducts packed with construction dust, insulation fibers, or rodent debris need more passes than ducts carrying normal household dust. We look at all of it on site for free, then hand you a written number you can sit on before anyone opens a duct.

Will you be moving my furniture around or leaving dust behind?

We move light things ourselves, like a chair or a side table sitting on a floor register. Heavy pieces we ask you to clear first, or we'll work around them. Drop cloths go under every register and at the attic access, shoe covers go on at the door, and the vacuum stays under negative pressure the whole time so dislodged debris has one place to go. We HEPA-vacuum the work areas on the way out and ask you to check behind us before we load the truck.

How can I tell if my problem is the dryer vent and not the AC ducts?

Look at where the symptom shows up. Clothes taking two cycles to dry, a hot laundry room, or lint around the outside hood is a dryer vent issue. It's a separate duct that runs from the dryer through the wall or attic to the exterior. Dust on every register, uneven cooling room to room, or a musty smell when the system kicks on points to the HVAC side. Houston's humidity makes lint pack tighter in long attic dryer runs, so plenty of homes genuinely need both. We can inspect them on the same visit and price them separately.

What happens if you open a duct and find mold?

We stop and show you. Mold growth in Houston ductwork is usually a moisture problem, not a dirt problem. It tends to start at the coil, the plenum, or wherever a leaky duct is sweating in a hot attic. Cleaning alone will not fix it if condensation keeps feeding it. We'll document what we see, tell you plainly whether it's surface dust discoloration or active growth, and refer you to a licensed remediation contractor when the scope goes past what duct cleaning should cover.

Do you put in a new filter when you're done?

Yes. A fresh filter is part of the job. Sending clean air through a loaded filter undoes the work. We carry standard sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard systems. If you run an oversized media cabinet or a specialty size, tell us when you book and we'll source it or ask you to have one on hand. We'll also show you where the filter sits and how often to change it given our long cooling season.

Can someone come out today?

Often, yes. We hold open slots each morning for same-day estimates, and if the schedule allows we'll do the cleaning on that same visit. Summer afternoons are the tightest window, since attic temperatures climb and we prioritize early starts for crew safety. Heavy rain days actually free up time, so a call after a storm is worth making.

Which parts of the Houston area do you cover?

We work across Houston and the surrounding upper Gulf Coast communities, from the bungalow blocks inside the Loop out through the postwar ranch neighborhoods and the newer subdivisions on the edges. The bayou corridors are routine territory for us, including homes along Buffalo, Brays, and White Oak. Flat coastal prairie and roughly 50 inches of rain a year mean we see a lot of the same attic humidity issues no matter which side of town we're on. If you're not sure you're in range, call and give us your cross streets.
