air duct cleaning in Spring, TX

Why Spring ducts load differently than the rest of the metro

Why do the registers turn yellow-green every February? Loblolly pine. Pollen is heavy here in late winter, and Spring sits in North Harris County on wooded pine-and-hardwood terrain along Spring Creek and Cypress Creek. There is more tree cover than the coastal side of the metro. Pine needle litter and sandy soil add to it. Filters load faster than a one-inch pleat can handle. Much of what we pull from returns here is tracked-in grit, not drywall dust.

Housing stock splits the job in two. Mostly 1970s-90s subdivision build-out, plus heavy 2000s expansion around the Grand Parkway and the Woodlands fringe. Flex duct in hot vented attics dominates both. Older 1970s sections still carry ductboard plenums. Ductboard has an exposed fiberglass face. Aggressive brushing shreds it. Those get soft brushing and contact vacuuming, nothing spinning hard.

Creek-corridor homes have flood history from Harvey. Ask where the water stopped. If it reached the air handler or a floor return, cleaning is the wrong answer and replacement of the affected liner is the right one. Look for a tide line on the plenum and rust on the blower housing.

Torn flex liner also cannot be cleaned. We will say so rather than vacuum around it.

Frequently Asked Questions

  1. Every February my registers turn yellow-green from pine pollen. Does duct cleaning actually help with that?

It helps, but here's what it does and doesn't do. Loblolly pine pollen is heavy enough here that it settles on everything, and a lot of what you see on the register faces blew in through doors, windows, and the return side rather than out of the supply trunk. Cleaning removes what has built up inside the duct run so the system isn't re-circulating a reservoir of it all spring. What it won't do is stop new pollen from entering the house. Most Spring homeowners get the best result by pairing a cleaning with a tighter filter and changing it more often during pine season.

  2. My house was built in the late 1970s and has ductboard plenums. Can those be cleaned the same way as newer ducts?

They can be cleaned, but they're handled differently. Ductboard is fiberglass board, not sheet metal, so aggressive brushing can erode the surface and release fibers. On those older sections of Spring we use softer agitation and rely more on the vacuum side. We also check the condition before starting. Ductboard that's 40-plus years old in a hot attic can be delaminating, sagging at the seams, or water-stained, and if the board itself is failing, cleaning it isn't the fix. We'll tell you that honestly rather than clean something that needs replacing.

  3. What usually turns out to be the actual problem in homes around here?

The most common one is crushed or disconnected flex duct in the attic. Spring is almost entirely flex-in-vented-attic construction, and over 20 or 30 years of attic heat, those runs sag between supports, kink at turns, or pull loose at the boot. You feel it as one room that never cools. Second most common is the return side being undersized or leaking, which pulls hot, dusty attic air straight into the system. That's why filters here load up so fast with the fine sandy grit and pine debris. The third is condensate and moisture issues on homes near Spring Creek and Cypress Creek, where crawl-level or low-slab humidity shows up as musty supply air.

  4. My home took water during Harvey. Does that change how you approach the ductwork?

Yes. If water reached the floor registers or the air handler, standard cleaning isn't the right starting point. We look for staining inside the boots and the lower duct runs, check whether insulation on the flex got wet and was never dried, and inspect the plenum and blower compartment. On creek-corridor homes that flooded, the damaged sections usually need removal rather than cleaning, because wet fiberglass insulation inside flex doesn't recover. We'd rather walk the system with you first and show you what we're seeing than vacuum ducts that need to come out.
